On August 13, 2004, Hurricane Charley touched down in Florida packing 145mph winds and leaving behind $5.4 billion in property damage, including in Bonita Springs. Even more significant was that 15 people lost their lives as a result of the hurricane and hundreds more were injured. So what exactly does any of that have to do with Greenblock Building Systems? And what is Greenblock anyway?

Let's start by explaining what it is. Greenblock building systems are “4”-12” of reinforced concrete, sandwiched between over 5 1/2” of insulating industrial strength foam.” Their system consists of a directional “interlocking connection system.” They offer three major products: the GBLOX Panel System, the 2-4-2 Panel System, and a Fixed-Web System. Essentially, Greenblock insulated concrete forms (ICF) are foam blocks that are hollow and stacked up to match the shape of the building. They're reinforced with steel, filled with concrete, then flanked by drywall on the inside and a material – such as siding – on the outside.

Greenblock ICF are used to build homes and other structures, and its composition allows for reduced utility costs, the prevention of moisture seeping in (which also increases the chances of the structure remaining mold-free), and it can hold up extremely well to inclement weather. During manufacturing, a fire retardant is is added, which makes the structure even more safe and appealing to live in. Their concrete forms can be used for residential to industrial structures and everything in between, including malls, offices, and condos.

Back to the initial paragraph and what Greenblock building systems have to do with Hurricane Charley, Hurricane Wilma, Hurricane Andrew or the most recent Hurricane that reached Officially, a category 5 storm that hit the West Coast of Mexico Hurricane Patricia. As previously stated in the first paragraph, hurricanes and storms can take a significant toll on a community in terms of property damage, cost, injuries, and loss of life, and Greenblock ICF can possibly decrease future numbers significantly considering its extreme durability, especially in its ability to withstand strong winds. Think of it as the professional weight lifter of home building.

Greenblock Building SystemThere are numerous other benefits to living in a home that was built with Greenblock ICF. For example, you may  qualify for the Residential Energy Efficient Property Credit, and the building system may allow you to qualify for lower insurance premiums because the structures are essentially constructed to withstand a disaster of varying magnitudes, making it much less of a risk in the eyes of an insurance company. Throughout the year, it can also allow for less use of energy regarding heating and cooling and decrease the chances of water damage and mold damage.

Let's keep going with the benefits, shall we? Greenblock ICF can reduce the amount of outside noise you have to deal with, especially if you live near a highway, and it can improve the air quality in your home by reducing air infiltration by as much as 75 percent, thereby letting in fewer allergens. That's great news for those who suffer from allergies. If you're thinking you might sell the property at some point in the future, the incredible amount of benefits and durability of the structure due to the Greenblock ICF can increase the property value. At every step, from the building process which requires less labor and therefore less labor costs, to the time you're living in the home and all the way down the road to if you want to sell the property, Greenblock ICF can help you save money.

Although Greenblock building systems are being used by quite a few builders across the nation, it's relatively new in Florida, but that's about to change significantly as many builders are learning more about the benefits of using this system. Home builders in Bonita Springs have already started construction on twenty one homes featuring Greenblock ICF, and many more structures are making their way into The Villages of Estero, Naples, Marco Island, Fort Myers, Cape Coral, Oak Ridge in Bonita Springs and several other surrounding areas. New construction homes in Bonita Springs and elsewhere are a great thing. Not only is the area beautiful and features a great energy, but living in a new construction home with superior building materials means several different benefits, including lower taxes in the first 1 to 2 years than in a resale home, less maintenance, less worry about things breaking down and going wrong, potentially lower heating and cooling bills, and the ability to possibly even have a say in the design of the home while it's being built. New homes are  safer due to builders having to adhere to stricter building codes, especially since Hurricane Charley. New construction homes also tend to be larger, so you'll be able to have more space, which is especially beneficial if you have a growing family and/or love to entertain.

With a new construction home, you're also less likely to blow a fuse if you use the hairdryer, laptop, and washing machine (or various other items) on the same line as newer homes have updated electrical wiring. Depending on the particular circumstance, you may even be able to choose the location where you want the home, such as one that offers water views or that's right on the beach. There's also the big benefit that you get to be the first to live in the home and the very first to start developing memories within its walls.

Consider what it would be like to live in a new construction home in Bonita Springs or any of the surrounding areas, and not have extreme panic any time you hear that a bad storm or hurricane is headed your way because you know your home can withstand it due to the Greenblock ICF. Even if you put every other benefit aside, the peace of mind you'll have, not only for yourself but for your family and friends under your roof, is the biggest and best benefit of all and something that just can't be matched.

There's no better time than now to start working on getting a new construction home of your own that's built with the strength and durability of Greenblock building systems.
